BUYING A PROPERTY IN TURKEY - PURCHASE PROCESS

Once you have taken the wise decision to invest in a home in Turkey, there is a simple purchase process ahead of you. We will of course assist you safely through each step of the purchase process and ensure you that everything is completed in a correct and legal manner.

 
Viewing of properties in Alanya
Together we schedule a specific day and time for a viewing. A licensed real estate broker show you a selection of homes in Turkey that suit you and your requirements.
Sign a sales contract
The sales contract is signed by the parties (or their authorized representatives). The agreement contains information about the property, payment terms, obligations etc. While signing, the buyer must have his or hers passport available and he or she will also pay the agreed down payment to assure the purchase. The contract is made in 2 copies, in English and Turkish.

Obtain a Tax ID number
A tax ID number is required for the purchase of a property in Turkey. This is easily obtained via the Official Turkish Tax Agency’s webpage.
Open a bank account in a Turkish bank
For the property purchase payment and to pay future utilities, you will need a bank account in a turkish bank. We will accompany you to the bank with the best terms and open a bank account for you in your name. You will get a bank card and access to an internet bank. To facilitate the payment of household utilities, these can be paid by direct debit.

Payment
All property purchases are paid in Euro. In the sales contract the payment plan is stated. At the time when the title deed (Tapu) is registered on the buyer’s name, the property must be fully paid.

Get the title deed (Tapu)
When you buy an apartment or villa in Turkey, you will need to apply for a title deed for the property. The title deed (Tapu) for your new home in Turkey is issued by the Tapu office "Tapu ve Kadastro Genel Müdürlüğü”.
Before the title deed is registered in your name and you become the legal owner of a property in Turkey, we are required to collect a couple of documents before the ownership transfer. Your passport needs to be translated by a licensed translator at a Notary office. A property valuation by an independent expert who values ​​the property you are about to buy is also required.
The ownership transfer of the title deed takes place in the presence of a licensed translator. The buyer will pay a one-time tax for the purchase of property in Turkey, which is 4% of the property's assessed value declared in Tapu (which is usually lower than the market value).
After the seller submitted an application for an ownership transfer in Tapu, it will take approximately 2-3 days for you to receive the title deed in your name. After this you are the legal owner of the property in Alanya. (longer waiting times may occur during the Covid-19 pandemic). After this, the buyer becomes the legal owner of the property.

Insurance, electricity and water subscriptions

Good to know:
Sometimes the way of describing the number of rooms in a home may seem more confusing than it actually is. In Turkey, the number of rooms are called "1+0, 1+1, 2+1, 3+1, 3+2" and so on. In short, the numbers are added together to explain bedroom + living room/lounge.
1+0 = studio
1+1 = one bedroom apartment
2+1 = two bedroom apartment
3+1 = three bedroom apartment
3+2 = three bedroom apartment with 2 living rooms/lounges

COSTS OF PURCHASING A PROPERTY IN TURKEY

Turkey is known for affordable housing prices, and this also applies to the costs related to purchasing a home in Turkey.

Title deed (Tapu)
Prior to the purchase, there are requirements for certain documents that must be declared to the Tapu office before the title deed is registered in your name. When selling properties to foreign nationals, an expert valuation of the property in Turkey that you are going to buy is required, where an independent expert makes a property valuation report. A translation of your passport must be translated by a licensed translator in a Notary office. In addition, an official document from the municipality is required which declares that all property taxes have been paid and that there are no tax liabilities on the specific property.
Before the title deed is registered in your name, you’ll have to pay a tax, which is 4% of the assessed value of the property. In addition, a state fee is paid for the title deed process, and the costs of a sworn translator who will present at the title deed ownership transfer.

Iskan
”Iskan” is a technical passport of a real estate object in Turkey, which proves that the property is built in accordance with the construction legislation for properties that will be used as residences. There are two types of Iskan: general (for the whole building) and personal (for the property). If the property does not already have Iskan, the buyer bear the costs of obtaining one. The price is based on square meters, but is usually between 1200-3000 Turkish lira.

Property tax
An annual state tax of 0,1-0,2% of the property's assessed value is paid in the city hall before end of May once a year.

Property insurance

Electricity:
Initial registration costs 450-550 TL, re-registration: 120 TL

TURKISH CITIZENSHIP

When owning a property in Turkey and being a permanent resident in Turkey it is an advantage to have Turkish citizenship. This means that you do not need to go through continuous visa application processes and your closest family members can also acquire Turkish citizenship together with you.

If you invest in a real estate property in Turkey you will have the opportunity to obtain Turkish citizenship. The applicant, his or hers spouse and children (under the age of 18) can obtain Turkish citizenship through this application.

Following requirements are cumpolsory:
• The applicant must have invested in a property in Turkey worth a minimum of $ 250.000. This either by purchasing one single property or multiple properties, with a minimum total amount of $ 250.000
• This property must be valued by the authority announced by the Banking Supervision Board. The stated value of the property must be at least $ 250.000 in the valuation report.
• The property’s official declared value must be at least $ 250.000 when the sales contract is signed and/or when the ownership transfer takes place in Tapu Dairesi (Land Registry Office)
• If the property is purchased with mortgage, or in any way is subject of a mortgage, the mortgage amount will be deducted from the valuation which is stated in the valuation report – and the remaining amount will be taken into account
• The investor who is applying for Turkish citizenship must keep the property for at least 3 years. This must be stated in the title deed or in the sales contract
• The total amount of the property purchase must be paid to the seller via bank transfer, which must be able to be proven via a transfer receipt from the bank. The receipt must state that the transaction was made from the buyer’s account to the seller’s account
• The property must not be registered in another person’s name, which also applies to the applicant’s spouse or children. Properties transferred by the applicant's spouse or children after 12.01.2017 are not covered by this rule

Following documents are required when applying for Turkish citizenship by real estate investment
• Passport
• 12 biometric photos of the applicant and co-applicants
• Birth certificate of all applicants
• Health insurance
• Title deed or proof of property purchase
• Valid residence permit
• Vital record showing all family members, marriage certificate, divorce certificate
• Power of attorney
• If the applicant is widowed, spouse’s death certificate
• Tax payment receipt
• Completed application form

All documents must be original and notarized translated into Turkish by a sworn translator in Turkey.

RESIDENCE PERMIT IN TURKEY

reigner who wish to stay in Turkey longer than the visa-free period must apply for a residence permit in Turkey. As a property owner in Turkey the process of applying for a residence permit is quite simple, and Celta Homes will of course help you with this!

Foreign nationals wishing to stay in Turkey longer than the visa-free period need to apply for a residence permit at the Turkish Migration Board (Göç Idaresi). Here you can obtain a "residence permit for foreign nationals" to legally live in Turkey longer than the visa-free period. This can be applied for a period of 1-2 years, and can be extended as many times as you want. The residence permit card will be delivered by the state post office to your address, which usually takes 1-3 months.

As an owner of a property in Turkey, it is easier for you to obtain a residence permit in Turkey, compared to if you rent a home in Turkey.

Residence permit extension

If your residence permit expired, you have the right to stay in Turkey until the day of the interview regarding residence permit extension in Göç Idaresi (Turkish Migration Board). At the interview, you will receive a document that allows you to stay in Turkey, as well as travel outside from the country for maximum 15 days, until the final decision of your residence permit extension is issued.

Different types of residence permits in Turkey:
• Short term residence permit, 1-2 years, which can be extended as many times as you want (for property owners, tourists, medical treatment, scientists)
• Residence permit for family
• Permanent residence permit (issued on an unlimited basis to those who have lived in Turkey for more than eight years)

Documents required for applying for a short-term residence permit in Turkey:
• Application form
• Valid health insurance (which must cover the duration of the intended residence permit)
• 4 photos of the applicant (photos must not be older than 6 months)
• Property owners in Turkey must bring the title deed of their property (TAPU)
• Passport in original and copy
• Evidence of financial strength
• If you live in a rental home with a rental agreement, a notary public-approved copy of the rental
agreement is required
• Receipt proving payment of state tax for the application for residence permit
• When applying for an extension - the existing residence permit card
