When owning a property in Turkey and being a permanent resident in Turkey it is an advantage to have Turkish citizenship. This means that you do not need to go through continuous visa application processes and your closest family members can also acquire Turkish citizenship together with you.
If you invest in a real estate property in Turkey you will have the opportunity to obtain Turkish citizenship. The applicant, his or hers spouse and children (under the age of 18) can obtain Turkish citizenship through this application.
Following requirements are cumpolsory:
• The applicant must have invested in a property in Turkey worth a minimum of $ 250.000. This either by purchasing one single property or multiple properties, with a minimum total amount of $ 250.000
• This property must be valued by the authority announced by the Banking Supervision Board. The stated value of the property must be at least $ 250.000 in the valuation report.
• The property’s official declared value must be at least $ 250.000 when the sales contract is signed and/or when the ownership transfer takes place in Tapu Dairesi (Land Registry Office)
• If the property is purchased with mortgage, or in any way is subject of a mortgage, the mortgage amount will be deducted from the valuation which is stated in the valuation report – and the remaining amount will be taken into account
• The investor who is applying for Turkish citizenship must keep the property for at least 3 years. This must be stated in the title deed or in the sales contract
• The total amount of the property purchase must be paid to the seller via bank transfer, which must be able to be proven via a transfer receipt from the bank. The receipt must state that the transaction was made from the buyer’s account to the seller’s account
• The property must not be registered in another person’s name, which also applies to the applicant’s spouse or children. Properties transferred by the applicant's spouse or children after 12.01.2017 are not covered by this rule
Following documents are required when applying for Turkish citizenship by real estate investment
• Passport
• 12 biometric photos of the applicant and co-applicants
• Birth certificate of all applicants
• Health insurance
• Title deed or proof of property purchase
• Valid residence permit
• Vital record showing all family members, marriage certificate, divorce certificate
• Power of attorney
• If the applicant is widowed, spouse’s death certificate
• Tax payment receipt
• Completed application form
All documents must be original and notarized translated into Turkish by a sworn translator in Turkey.
